Notarial Deed Translation

A notarial deed is more than evidence of ownership. Depending on its form, it may record a sale, gift, contractual mortgage, establishment or transfer of a real right, voluntary partition or another notarial proceeding. It connects the parties’ declarations, the notary’s authentication and the references by which the instrument can be located in the relevant register.

This separates it from an encumbrance certificate, which reports registered entries for a property, from a cadastral plan, which contains cadastral data, and from a tax valuation. When these records are submitted together, each retains its own title, purpose and identifiers in translation.

Core elements commonly include the parties’ names and identifiers, their capacity in the transaction, the property description, cadastral identifier, address, area, boundaries, appurtenant parts, ownership shares and the right being transferred or created. Consideration, payment terms, conditions, declarations and references to earlier instruments are translated without omission.

The deed number, volume, register, notarial file, date, district and notary registration number connect the translation with the source and registration. Signatures, seals, stamps, corrections and marginal notes remain attached to their proper locations. Annexes are identified separately from the deed even when supplied as one file.

Names are aligned with supplied identity records, while addresses and identifiers are reproduced so they can be checked against the source. Legal concepts such as ownership, building right, usufruct, mortgage, undivided share and encumbrance are translated according to the deed’s context rather than replaced with approximate everyday wording.

Where annexes are included, the same persons, properties, dates and reference numbers remain consistent throughout the translated set. Illegible wording, deleted fields and unclear stamps are not reconstructed by assumption. Only content that can be read reliably is represented.

Certified translation attests the relationship between the source text and its translation. An apostille or legalization authenticates the origin of a public instrument or official certification; it does not certify the translated wording. Bulgarian public instruments issued by notaries fall within the Ministry of Justice apostille competence.

There is no single route for every deed. The issuing and destination countries, an applicable convention or treaty, use of an original, notarised copy or official registry copy, and the recipient’s requirements all matter. Linguistic work and administrative authentication are therefore assessed separately.

Price reflects the language pair, page count and density, complexity of legal and property terminology, legibility and requested turnaround. A deed describing several properties, ownership shares, payment conditions and earlier instruments represents a different workload from a concise instrument concerning one property.

A quotation may include translation, revision, reconstruction of tables and fields, certified copies and delivery. Cadastral plans, declarations, powers of attorney, valuations and other annexes are treated as separate records. Official, notarial and courier charges are stated separately when applicable.

Scheduling begins with the complete record because final pages often contain signatures, registration marks, certifications or annexes that alter the workload. A legible electronic file enables prompt assessment, while the confirmed turnaround reflects language, page count, layout and required revision.

Where an apostille, legalization, notarised copy or another institutional service is involved, its lead time is added to translation time. Translation does not change the date, validity or legal effect of a deed and does not replace a current property-register search.

A complete PDF or clear colour images of every page show the instrument type, parties, properties, certification notes, seals and annexes. This allows the quotation to reflect exact volume, language, turnaround, format and number of certified copies.

An original or certified copy is required only when the chosen procedure or recipient calls for it. Service is available online and at an office, and the finished translation may be electronic, certified on paper or coordinated with other records from the same transaction or proceeding.
